HOA-Compliant Exterior Painting

Serving Fernley, Reno, Sparks, Carson City and all of Northern Nevada.

HOA-Compliant Exterior Painting, Approval Included

Exterior repaints for homes and communities governed by an HOA. We handle the approved color palette, the architectural review submittal and a schedule that respects community rules — then paint to the same standard as any exterior we take on.

Painting in an HOA community adds a layer most homeowners do not want to deal with: approved palettes, architectural review submittals, body-trim-accent combinations that must differ from the neighbors, work-hour restrictions and documentation after the fact.

We handle exterior painting for homeowners, boards and property managers across Northern Nevada communities and manage the compliance side along with the coating. You get an approved color scheme, a schedule that respects community rules, and a documented finish that will not draw a violation letter.

  • Architectural review submittal prepared for you
  • Colors verified against your community's approved palette
  • Work hours, staging and cleanup that keep boards happy
  • Single-home, multi-home and full-community pricing

Every project starts with a free walkthrough and a clear written price. We protect your floors and furnishings, prep every surface properly, and clean up at the end of each day so your home stays livable while we work.

How We Work

Our Preparation Process

1

Review the governing documents

We read your community's approved palette, scheme-spacing rules and exterior guidelines before proposing colors.

2

Build the submittal

Color scheme, product data sheets, contractor license and insurance assembled into an ARC application package ready to submit.

3

Sample on the house

Approved candidate colors are sampled on your actual elevations so the board and you are looking at the same thing.

4

Schedule to community rules

Start and stop times, staging, parking, dumpster and noise restrictions all respected.

5

Full exterior prep

Wash, scrape, sand, repair stucco and wood, caulk all joints and prime — the same standard as any exterior we paint.

6

Coat to specification

Body, trim, fascia, garage doors, shutters and front door coated in the approved scheme with two full finish coats.

7

Documented close-out

You receive a color and product schedule, photos and the completion documentation some boards require.

Common Questions

HOA-Compliant Exterior Painting FAQs

How long does HOA approval usually take?

Most Northern Nevada boards review on a two to four week cycle. We recommend submitting well before your target paint window and we will tell you the realistic timeline up front.

What if my colors get rejected?

We revise and resubmit at no charge. Because we check the palette and scheme-spacing rules first, rejections are rare.

Do you work with boards and property managers directly?

Yes. We handle single homes, groups of homes and full community repaints, with per-home pricing boards can budget against.
